Blue Line Design co-ordinates the entire building and office makeover process on behalf of either the designer or end user, we operate as planner, coordinator and manager for building works. We act as the Main Contractor because the majority of the work finally carried out on site is sub-contracted to specialist trade companies. We offer site evaluation, management of consultants, contractors and coordination of minutes and meetings for works to be completed in a professional manner.

From office layout ideas to complete project management

Your assigned project manager administers the project from start to finish and our project management team have a wealth of experience and specialise in commercial projects so we can ensure that your office space is fitted out to your exact requirements on time, within budget and with minimum disruption.

The project manager will set out your project objectives, which form the foundation of your project. As experts in the field of commercial interior design and fit out the project manager will quickly scope all your requirements by liaising with your nominated personnel to research your business objectives, company values, technical requirements, current and future working practices, headcount information, and of course budget and timescales in order to achieve the right office design for you. The project manager will then produce a proposal that will include a floor plan design of your office space.

Project Management Services Offered:

  • Design and Space Planning:
    We work together with you and the landlord from day one to ensure that standards and specifications are adhered to.
    Prepare and Submit design proposals to Architects and Landlords.
  • Project Documentation:
    We ensure that all the necessary plans are issued and signed off prior to construction.
    Make sure that all Variation Orders are documented and signed off prior to commencement of work.
    Submit Timeline Programme from start of project until handover to client.
  • Procurement:
    Obtain and review quotations necessary for choosing suppliers and contractors.
    Setting up and commissioning maintenance contracts.
  • On Site Management:
    Attend construction site meetings.
    On going site observation to ensure that contractors are working to approved plans.
    Ensure that all contractors adhere to the necessary occupational health and safety standards.
    All necessary safety signage to be in place on a permanent basis.
    Site to be maintained and cleaned every day – Big Municipal Dustbin to be on site permanently.
    All site instructions to be recorded in the “Variation Order ” book.
    Set up snag lists with contractors on a daily basis.
    Manage pre-clean prior to tenant occupancy.
  • Cost Management:
    Set up pre-contract budget spreadsheet reports.
    Submit final costing spreadsheets.
    Submit progress claims for month end payments to contractors and suppliers.
  • Corporate Branding:
    Submit signage design proposals to Landlord for interior and exterior of the building.
    Fabricate and Install signage for the client.
  • Handover:
    Manage “Final Clean” prior to tenant occupancy.
    Assist and coordinate when the tenant is moving in.
    Total Project close-out and handover.
